Upon acquisition, we faced a property that fell short of our standards on a number of fronts. This was a building suffering from years of neglect, with residents trespassing on the site, and documentation that was out of order. We prioritised compliance and safety by securing the necessary certificates and assessments, including electrical and gas safety, and fire risk evaluation. Within the first month of stewardship, we did all this, and importantly rectified tenancy documentation.

 

2. Professional Remediation

The property demanded urgent attention. Overgrown gardens and a lack of general maintenance presented not just an eyesore but a potential hazard. Co-ordinating with a team of builders, roofers, plumbers and electricians, we obtained professional certifications and ensured full compliance.

 

3. Legal and Amicable Resolutions

We had to deal with unregulated tenancies, as well as a problematic trespasser. Providing options directly to the affected occupants, we sought amicable resolution, in some cases escalating to legal rigour. As is always our policy, we worked closely with solicitors, to ensure that our actions were above reproach, legally sound, and delivered as collaboratively as possible.

 

4. Enhancing the Living Space

The most visible improvements were physical - from the driveway to the rooftop. The front door was properly secured. All bulky waste was removed. Pigeon damage and damp issues were made good. The property was transformed, restoring not just its safety, but also its dignity.

Within a short space of time, the building and communal areas were not only compliant with regulations but were also uplifted to meet Gilini Group's high standards of quality and aesthetics. Residents' cooperation blossomed into contentment as they witnessed the upgrading of their living environment into homes they could take pride in.
