Gilini Group's investment in the Clapton Tram Depot reflects its commitment to backing schemes that strengthen local communities whilst respecting their heritage. In February 2024, Gilini Group acquired the depot, taking on responsibility for transforming the site into a thriving, inclusive hub that captures the creative spirit of Clapton.
Formerly the Lea Bridge Tramways Depot on Upper Clapton Road, the site began life in the 19th century as a horse tram depot and stables, once housing 600 horses. The site has faced 2 demolition proposals since 2008, both of which were met with hundreds of formal objections from locals. Gilini Group’s plans for the site however, have been met with approval, and extensive work has been done to ensure the depot’s rich history and distinctive character remains protected.
Gilini Group’s plan is to retain the depot’s original structure providing room for 34 creative business units for furniture makers, photographers, manufacturers and artists. The depot's frontage is being modernised to better reflect the creative energy within, helping attract greater footfall for the businesses on site. These include Blok's luxury fitness offering, Clapton Country Club, whose interior is built from reclaimed and recycled materials, and the Clapton Tram film and photography studio.
Sim Batth, head of property for Gilini, said: "When we acquired Clapton Tram Depot, we were acquiring something irreplaceable, a working creative ecosystem that has survived two decades of development pressure. Our commitment from the outset was that any scheme had to preserve what makes this place worth saving."
An 18-to-24-month transformation plan is now well underway, delivering phased improvements including infrastructure upgrades, improved access, and a stronger public facing identity for the site.
These improvements are already supporting businesses at the Tram Depot, increasing visibility and footfall whilst funding long term infrastructure works that boost commercial opportunity. The revitalisation is driving economic growth in Clapton, drawing new visitors to the area and helping establish the Tram Depot as a key cultural and commercial destination in East London.
By backing the Tram Depot, Gilini Group continues to demonstrate its commitment to preserving heritage whilst creating lasting value for the communities it invests in.
