In 2024, Gilini Group identified a unique investment opportunity in Brighton, a pair of neighbouring Edwardian houses located just a five-minute walk from the city’s famous beach. Situated in a highly desirable area, the properties represented a strong potential for residential redevelopment.

This historic nature of the buildings posed a unique challenge, requiring modernisation whilst also needing their original architecture to be respected.  

Gilini Group aimed to acquire and redevelop the two properties in a way that preserved their historic character whilst maximising their value as modern rental accommodations. The project intended to deliver sustainable returns while appealing to the city’s vibrant residential market. 

Leveraging its industry relationships and market insight, Gilini Group successfully secured the properties. The team initiated a full design and planning process, working alongside trusted professionals to obtain the necessary consents from the local council. 

A key priority is to maintain the charm of the Edwardian architecture during the conversion. The buildings were reimagined as six high-quality flats, each designed to optimise space, comfort, and visual appeal, with layouts tailored to meet modern lifestyle needs.

The remodelling will provide a much-needed update and refresh of the interiors, while preserving key elements of the Edwardian architecture.  

The redevelopment will be completed in line with Gilini Group’s strategic focus on long-term yield and value creation. The properties’ prime location near Brighton Beach contribute to their appeal in the residential rental market.
